Sun-Baked Sliding Glass Door in Valencia

The old aluminum slider sat on the west side of a Valencia home and took direct afternoon sun for a couple of decades. The frame had warped to the point where the door had to be lifted and shoved to move, and the glass had permanent haze between the panes. We pulled the entire frame, squared the rough opening, and set a new ViewLux vinyl slider with fresh rollers. The homeowner told us the first time she opened it she thought we’d left the door ajar because it moved so easily.

Double-Hung Window Replacement Near Central Park

This older home near Central Park still had its original single-pane windows, and on the street side, two sashes wouldn’t stay up without a stick propped under them. We replaced four double-hungs with PGT white vinyl units sized to keep the original trim line. The new sashes lock at any height and tilt in for cleaning. The homeowner said she stopped hearing the bus turn onto the cross street, which we count as a successful install.

Front Entry Door on a Canyon Country Hillside

We don’t love telling homeowners their front door has been letting the outdoors inside for years, but daylight around the top corner is a pretty clear sign. The old hollow-core door had no insulation value and the weatherstripping had gone hard and flat. A Therma-Tru fiberglass door with a new adjustable sill and full perimeter seal fixed the draft. You can stand barefoot in the entryway now without feeling the outside temperature through the door slab.

Broken Seals on Picture Windows in Castaic

Failed seals aren’t dangerous, but they’re the kind of thing you stop noticing until someone points it out. These Castaic picture windows had fog between the panes for long enough that the view of the hills was permanently softened. We measured for CWS picture windows with low-E glass and rebuilt the surrounding stops so the new units seated cleanly. The homeowner’s first comment was that the hills looked like they were filmed in high definition.

Casement Windows in a Newhall Craftsman

Old steel casements in a Newhall Craftsman had rust blooming along the bottom rails, and two of the crank mechanisms had stripped gears. We set ES Windows aluminum-clad casements that keep the same slim sightlines but open with a gear mechanism that engages cleanly every time. The seals sit tight enough that air hand-offs around the frame stopped showing on our smoke check.

Patio Door Swap in Stevenson Ranch

A Stevenson Ranch homeowner had a pair of wood French doors that swelled every rainy season until they couldn’t close them at all. Rather than fight the wood, we replaced the pair with a single-panel PGT sliding door. The panel travels on stainless rollers and locks with a multi-point system at the jamb. Rain or no rain, the door closes with two fingers and the deadbolt actually seats.
